Founding a new business is a risky enterprise: According to the Organisation for Economic Cooperation and Development (OECD), about half of all new businesses fail within the first five years. “Germany needs a new foundation era”, claims Georg Braun, President of the Association of German Chambers of Industry and Commerce (DIHK). His statement is based on Germany’s poor framework conditions for young start-ups in international comparison. The number of new businesses in Germany has been on a continuously high level for many years in Germany, however, the DIHK foundation report 2006 criticises the increasing lack of required qualifications amongst new business founders.
New businesses not only require expertise, a business idea and starting capital but also property. This issue will be the focus of a discussion round at the EXPO REAL, the 9th International Property Conference, which will take place in the EXPO REAL FORUM on Wednesday 25th October 2006 from 12.00 - 1.00 pm under the title “Young users: What do start-ups and other new businesses need?“ The particular property requirements of start-up enterprises will be discussed by an expert panel consisting of Uwe Heinrich Suhr, CEO of Europa-Center AG (Hamburg), Dr Eugen von Lackum, Managing Director of TLG Immobilien (Berlin), and Dr Reinhard Wieczorek, councillor and person in charge of labour and the economy of the regional capital of Munich.
The importance of professional coaching is mirrored by the following result: According to the working group of German technology and foundation centres (Arbeitsgemeinschaft Deutscher Technologie- und Gründerzentren, ADT), the survival rate of new businesses in such centres exceeds 90 per cent. In Germany there are more than 160 innovation, technology and foundation centres. They provide ideal framework conditions for young enterprises. Their offers range from advise on office services to property for offices, research and production facilities, room for logistics and the availability of conference and seminar rooms. For commercial properties, the successful establishment of start-up enterprises is based on factors such as costs, location and the proximity to car parking and public transport facilities. In addition, businesses in the foundation phase especially require flexible-space concepts with a scope for extension at short notice. They also need to make sure that sufficient potential employees with the required qualifications are available at the chosen location. These two factors and the future requirements on developers and investors as well as on economic regions to establish such foundation centres will be discussed at the EXPO REAL on 25th October 2006.
